Planning Fees
Scale of Fees in respect of applications made or deemed to be made on or after 6 April 2008
Operations
1. The erection of dwelling-houses (other than development in category 6)
- Where the application is for outline planning permission and -
- the site area does not exceed 2.5 hectares, £335 for each 0.1 hectare of the site area;
- the site area exceeds 2.5 hectares, £8,285; and an additional £100 for each 0.1 hectare in excess of 2.5 hectares, subject to a maximum in total of £125,000;
- in other cases-
- where the number of dwelling-houses to be created by the development is 50 or fewer, £335 for each dwelling house;
- where the number of dwelling houses to be created by the development exceeds 50, £16,565; and an additional £100 for each dwelling-house in excess of 50 dwelling-houses, subject to a maximum in total of £250,000.
2. The erection of buildings (other than buildings in categories 1, 3, 4, 5 or 7)
- Where the application is for outline planning permission and -
- the site area does not exceed 2.5 hectares, £335 for each 0.1 hectare of the site area;
- the site area exceeds 2.5 hectares, £8,285; and an additional £100 for each 0.1 hectare in excess of 2.5 hectares,subject to a maximum in total of £125,000;
- in other cases-
- where no floor space is to be created by the development, £170;
- where the area of gross floor space to be created by the development does not exceed 40 square metres, £170;
- where the area of the gross floor space to be created by the development exceeds 40 square metres, but does not exceed 75 square metres, £335;
- where the area of the gross floor space to be created by the development exceeds 75 square metres, but does not exceed 3750 square metres, £335 for each 75 square metres of that area;
- where the area of gross floor space to be created by the development exceeds 3750 square metres, £16,565; and an additional £100 for each 75 square metres in excess of 3750 square metres, subject to a maximum in total of £250,000.
3. The erection, on land used for the purposes of agriculture, of buildings to be used for agricultural purposes (other than buildings in category 4)
- Where the application is for outline planning permission and
- the site area does not exceed 2.5 hectares, £335 for each 0.1 hectare of the site area;
- the site area exceeds 2.5 hectares, £8,285; and an additional £100 for each additional 0.1 hectare in excess of 2.5 hectares, subject to a maximum in total of £125,000;
- in other cases
- where the area of gross floor space to be created by the development does not exceed 465 square metres, £70;
- where the area of gross floor space to be created by the development exceeds 465 square metres but does not exceed 540 square metres, £335;
- where the area of the gross floor space to be created by the development exceeds 540 square metres but does not exceed 4215 square metres, £335 for the first 540 square metres, and an additional £335 for each 75 square metres in excess of 540 square metres; and
- where the area of gross floor space to be created by the development exceeds 4215 square metres, £16,565; and an additional £100 for each 75 square metres in excess of 4215 square metres, subject to a maximum in total of £250,000.
4. The erection of glasshouses in land used for the purpose of agriculture
- Where the area of gross floor space to be created by the development does not exceed 465 square metres, £70;
- Where the area of gross floor space to be created by the development exceeds 465 square metres, £1,870.
5. The erection, alteration of replacement of plant or machinery
- Where the site area does not exceed 5 hectares, £335 for each 0.1 hectare of the site area;
- Where the site area exceeds 5 hectares, £16,565; and an additional £100 for each 0.1 hectare in excess of 5 hectares, subject to a maximum in total of £250,000.
6. The enlargement, improvement or other alteration of existing dwelling-houses
- Where the application relates to one dwelling-house, £150;
- Where the application relates to 2 or more dwelling-houses, £295.

- The carrying out of operations (including the erection of a building) within the curtilage of an existing dwelling-house, for purposes ancillary to the enjoyment of the dwelling-house as such, or the erection or construction of gates, fences, walls or other means of enclosure along a boundary of the curtilage of an existing dwelling-house including construction of a new vehicular access to a dwelling-house - £150
- The construction of car parks, service roads and other means of access on land used for the purposes of a single undertaking, where the development is required for a purpose incidental to the existing use of the land (Not householder) - £170
8. The carrying out of any operations connected with exploratory drilling for oil or natural gas
- Where the site area does not exceed 7.5 hectares, £335 for each 0.1 hectare of the site area;
- Where the site area exceeds 7.5 hectares, £25,000, and an additional £100 for each 0.1 hectare in excess of 7.5 hectares, subject to a maximum in total of £250,000.
9. The carrying out of any operations not coming within any of the above categories
- In the case of operations for the winning and working of minerals
- where the site area does not exceed 15 hectares, £170 for each 0.1 hectare of the site area;
- where the site area exceeds 15 hectares, £25,315; and an additional £100 for each 0.1 hectare in excess of 15 hectares, subject to a maximum in total of £65,000;
- in any other case, £170 for each 0.1 hectare of the site area, subject to a maximum of £250,000.
Uses of Land
10. The change of use of a building to use as one or more separate dwelling-houses
- Where the change of use is from a previous use as a single dwelling-house to use as two or more single dwelling houses -
- where the change of use is to use as 50 or fewer dwelling-houses, £335 for each additional dwelling-house;
- where the change of use is to use as more than 50 dwelling-houses £16,565, and an additional £100 for each dwelling-house in excess of 50 dwelling-houses, subject to a maximum in total of £250,000;
- in all other cases -
- where the change of use is to use as 50 or fewer dwelling-houses, £335 for each dwelling-house;
- where the change of use is to use as more than 50 dwelling-houses £16,565, and an additional £100 for each dwelling-house in excess of 50 dwelling-houses, subject to a maximum in total of £250,000.
11.
- The use of land for the disposal of refuse or waste materials or for the deposit of material remaining after minerals have been extracted from land;
- The use of land for the storage of minerals in the open
- Where the site area does not exceed 15 hectares, £170 each 0.1 hectare of the site area ;
- where the site area exceeds 15 hectares, £25,315; and an additional £100 for each 0.1hectare in excess of 15 hectares, subject to a maximum in total of £65,000.
12. The making of a material change in the use of building or land (other than a material change of use coming within any of the above categories) - £335
13. Advertisements
- Advertisements displayed externally on business premises, the forecourt of business premises or other land within the curtilage of business premises, wholly with reference to all or any of the following matters
- the nature of the business or other activity carried on on the premises;
- the goods sold or the services provided on the premises;
- the name and qualifications of the person carrying on such business or activity or supplying such goods or services - £95
- Advertisements for the purpose of directing members of the public to, or otherwise drawing attention to the existence of business premises which are in the same locality as the site on which the advertisement is to be displayed but which are not visible from that site - £95.
- All other advertisements - £335.
14. Lawful Development Certificates
- Application relating to an existing use or development. The fee is the amount that would be payable in respect of an application for planning permission.
- Application relating to a proposed use or development. Half the amount the would be payable in respect of an application for planning permission.
- Application relating to a failure to comply with any condition or limitation attached to a planning permission - £170.
- Where an existing use specified in an application (section 191(1)(a) is used as one or more dwellings. The fee payable shall be £335 for each dwelling subject to a maximum of £250,000.
15. Prior Approval Applications
- Part 6, Agricultural Buildings and Operations - £70
- Part 7, Forestry Buildings and Operations - £70
- Part 31, Demolition of Buildings - £70
- Part 24, Development by Telecommunications code system operators - £335
16. Renewal
Every planning proposal for which permission has expired (or is about to expire without a start having been made) must be considered afresh. That means a new application, and payment of the appropriate fee.
17. Variation of Condition
Application for removal or variation of a condition following grant of planning permission - £170
18. Discharge of Condition
Request for confirmation that one or more planning conditions have been complied with - £25 per request for Householder Otherwise £85 per request.
Concessionary Fees and Exemptions
No fee is payable in the following cases:
- Applications required because of the removal of permitted development rights by a condition or Article 4 direction
- Works to improve access to a public building for people with disabilities, or to improve his/her access, safety, health or comfort at his/her dwelling.
- If the proposal is the first revision of an application for development of the same character or description on the same site by the same applicant within 12 months of making the earlier application if withdrawn or the date of decision if refused, or within 12 months of expiry of the statutory 8 weeks period where the applicant has appealed to the Secretary of State on grounds of non-determination.
- Application for Listed Building Consent or Conservation Area Consent (Includes Discharge of Conditions for same)
- Alternative applications for one site submitted on same date by same applicant standard fee is payable in respect of each application.
Notes:
- All floor areas are gross and should be externally measured. Where areas exceed 75 sqm or multiples thereof any excess shall be treated as being a further 75 sqm.
- Combined applications which relate to development in more than one category, (for example a change of use and works), the amount is calculated in accordance with the table and the higher of the amounts is the fee payable.
- Mixed developments where an application relates to the erection of buildings partly for residential use and partly for other uses, the fee is calculated by adding the amount payable for the number of dwelling-houses to the amount for other floor space.
Payment
Payment must be sent to the Head of Planning, Council Offices, Wellington Road, Ashton under Lyne, OL6 6DL. Cheques and Postal Orders made payable to Tameside MBC. Cash must not be sent through the post. Payment can be made in person, or online. For details please call 0161-342-4460.
Important
Fees must accompany an application when it is submitted. If there is no fee, or it is incorrect, you will be notified. Your application will NOT be validated until the correct fee is received.
